Hai Phong Attracts Investment in High-tech Industries

According to the Hai Phong City People’s Committee, in the first seven months of 2026, total foreign investment attracted to Hai Phong was estimated at approximately US$3.26 billion, representing a 71.8% increase compared with the same period. Of this amount, around 90% of investment capital was concentrated in industrial parks and economic zones.

Along with the growth in investment scale, the structure of investment has continued to shift toward more technology-intensive sectors. Semiconductors, electronics, robotics, optical equipment, new materials, and supporting industries have emerged as areas attracting significant attention. The concentration of projects in these sectors contributes to strengthening Hai Phong’s manufacturing capacity and enabling the city to participate more deeply in global value chains.

In recent years, Hai Phong has attracted interest from many international corporations in technology, automotive, industrial manufacturing, and infrastructure sectors, including LG Group, Pegatron, Bridgestone, Kyocera, Shin-Etsu, and Ford. The presence of these enterprises reflects the attractiveness of the city’s manufacturing environment while also contributing to growing demand for supply networks related to components, precision engineering, logistics, and technical services.

Economic Foundations and Logistics Supporting the Investment Environment

Besides FDI, the business environment and connectivity capacity are also important factors in Hai Phong’s industrial development process.

According to the Provincial Competitiveness Index (PCI) rankings announced by the Vietnam Chamber of Commerce and Industry (VCCI), Hai Phong ranked first nationwide in 2024, reflecting the city’s efforts to improve the business environment and enhance support for enterprises. The city’s GRDP growth rate reached 11.81% in 2025, highlighting the increasingly important role of manufacturing, trade, and services in the local economic structure.

In addition, the advantage of the seaport system remains an important factor in Hai Phong’s connectivity capacity. According to UK-based Lloyd’s List, Hai Phong Port ranked among the world’s Top 30 container ports by cargo throughput in both 2025 and 2026. The logistics system and port infrastructure support import-export activities, the transportation of raw materials, and the movement of goods for manufacturing enterprises.

Growing Demand for Industrial Real Estate Supply

The development of high-tech manufacturing sectors is driving demand for industrial land, factories, logistics services, and related support facilities.

Beyond land availability, enterprises are increasingly seeking industrial parks that can provide integrated infrastructure, meet requirements for production environments, support research and development activities, and align with sustainable development goals.

In this context, Hai Phong continues to expand its industrial development space associated with economic zones, seaports, and regional transport connectivity systems. The Southern Coastal Economic Zone is oriented toward the development of high-tech industries, urban areas, seaports, and logistics based on a green growth and circular economy model.

CEOZONE Hai Phong and the Development of New Industrial Real Estate Supply

Located in the southern part of the city, the Tien Lang Airport Industrial Park - Zone B Project (CEOZONE Hai Phong) is being developed on an area of 186.49 hectares in Chan Hung Commune. The project is invested by C.E.O Industrial Park Development Joint Stock Company (a member of CEO Group) and aims to expand industrial real estate supply to meet manufacturing investment demand in Hai Phong.

CEOZONE Hai Phong focuses on industries including electronics, automotive manufacturing, precision engineering, and high-tech supporting industries - sectors that align with the city’s trend of attracting FDI in advanced manufacturing fields.

The project is expected to provide long-term leased industrial land and ready-built factories, together with commercial services, R&D facilities, and logistics infrastructure. Supporting amenities for workers and experts, along with renewable energy solutions, wastewater treatment systems, and sustainable infrastructure development, are key components of the green and smart industrial park model pursued by the project.

In terms of connectivity, CEOZONE Hai Phong is approximately 22 km from Cat Bi International Airport, 25 km from Hai Phong Port, and 30 km from Lach Huyen deep-sea port. These connections support enterprises in accessing import-export hubs and organizing the transportation of raw materials and goods.

As Hai Phong continues to attract high-tech manufacturing activities, the development of industrial park supply that matches the evolving needs of enterprises has become an important requirement. CEOZONE Hai Phong aims to contribute to the expansion of industrial supply in the southern area of the city, offering more options for investors seeking suitable manufacturing locations.
